GENERAL TERMS AND CONDITIONS
The customer is required to fully review these General Terms and Conditions and the Terms of Use, as well as any special conditions, before proceeding with the booking. By making a booking, the customer automatically accepts the General Terms and Conditions described herein. The General Terms and Conditions may be modified at any time without prior notice. Changes will not apply to orders placed before the modification.
RATES AND PAYMENT
The rental rate is indicated in the order summary, which also highlights cleaning costs and additional services. The rate does not include the tourist tax, which must be paid in cash or via PayPal at check-in. The tourist tax amounts to €6.30 per person per night (for a maximum of 14 consecutive nights).
CANCELLATION POLICIES
The website offers two types of rates: refundable and non-refundable. For the refundable rate, no payment is required at the time of booking. The customer may cancel or modify the reservation up to a maximum number of days before check-in, as specified in the "Cancellation Terms" section. The non-refundable rate cannot be modified or refunded. In case of cancellation or modification, the full cost of the stay will be charged. Any modification requests are subject to availability and approval and must be communicated via email to [email protected]. Changes regarding dates, number of guests, or accommodation may incur additional costs, depending on availability and the period of stay.
CHECK-IN AND CHECK-OUT
The customer must confirm the check-in time, which will take place in person at the scheduled times. During check-in, the customer must provide the company representative with identification documents for each adult and minor guest, as required by security authorities (State Police). Valid identification documents include an identity card, a passport or driver’s license. Failure to present identification documents will result in the denial of access to the accommodation. The customer agrees not to accommodate more people than stated in the booking confirmation. Any violation will result in a penalty of €100.00 per day for the entire duration of the stay.
The customer accepts that HomeMi representatives or their appointed third parties may access the accommodation for necessary repairs or maintenance. In case of emergency, the representative may enter the accommodation without prior notice. Key return is mandatory according to the instructions provided at check-in.
RELOCATION POLICY
HomeMi reserves the right to replace the accommodation with one of equal or superior quality if, for reasons beyond its control, it is not possible to guarantee access to the property and the stay as per the booking confirmation. Such reasons include sudden failures in plumbing systems, breakage of essential furniture or appliances such as a bed, refrigerator, or induction hob, or any other issue that makes the stay unsafe for the customer. If an equivalent accommodation is unavailable, HomeMi reserves the right to request an additional fee beyond the originally paid cost.
ACCOMODATION RULES
The customer agrees to use the accommodation with care, keeping it clean and avoiding actions that could damage it or its amenities, common areas, or belongings. Disturbing residents during the stay is prohibited. The use of the accommodation for illegal activities is strictly forbidden. It is also prohibited to duplicate or hand over the accommodation keys to third parties. In case of key and/or lock loss or damage, the customer must reimburse the cost of replacing the lock and keys. The customer is responsible for the security of the accommodation and must take measures to prevent unauthorized access. If this responsibility is breached, the customer will be held accountable for any damages to the accommodation and its contents. Pets are not allowed without explicit written authorization from HomeMi.
NO SMOKING POLICY
Smoking inside the accommodation is strictly prohibited. In case of violation, a €100.00 penalty will be charged to the credit card used for the stay payment. This ban also applies to electronic cigarettes.
WASTE SEPARATION OBLIGATION
To reduce environmental impact and comply with regulations, the customer is required to separate waste correctly according to the instructions provided at check-in. In case of doubt, the customer should contact the reception staff.
PENALTIES AND LIABILITY LIMITATIONS
If the customer engages in behavior contrary to the proper use of the property, a penalty equal to 200% of the agreed rental fee will be applied. HomeMi is not responsible for thefts occurring inside the accommodation, nor for damages to personal belongings left unattended. Additionally, HomeMi will not be liable for any disruptions in electricity, gas, water, or internet services if these interruptions are beyond its control.
PERSOAL DATA PROCCESSING
The customer authorizes HomeMi to share personal data with third parties to fulfill obligations related to the rental agreement, in compliance with Legislative Decree 196/2003. For any disputes related to this contract, the exclusive jurisdiction is the Court of Milan.
